We are off to another busy spring season in real estate in Haverford Township.
Febuary 2011 saw 74 homes listed for an average price of $382,315
Febuary 2010 saw 63 homes listed for an average price of $317,676
Febuary 2011 had 23 homes go pending accepting an offer
Febuary 2010 had 33 homes go pending accepting an offer
Febuary 2011 had 35 units settle for an average price of $387,949
Febuary 2010 had 24 units settle for an average price of $302,433
The statistics point to significant upswing in both the listed price and the settled prices in 2011. Now this information could be skewed either way in the short term by a quantity of either lower priced homes or higher priced homes including new construction and the year end stats would be a more telling statistic. But I am an optimist and see the trend as positive for the township. Our values overall whethered the financial storm across the country.
After looking at the stats and settled over time and viewing the homes on the market I do realize your home has to shine to sell in this market. The days of doing nothing to your home to get it ready are over. A lot of homes on the market need work and they are sitting longer. Most buyers are looking for a move in condition home. Both spouses are working and free time to work on homes is not an option. If you put a home on the market and it needs a complete update you are going to get much lower offers than you had anticipated.
