Activity picked up again after the Easter Holiday. The 19 Homes that buyers signed contracts on is the highest this spring for a weekly total. Time is running out on the $8000 tax credit and the buyers are feeling the pressure.
The Listings are still coming in and the amount of price changes indicate the sellers who have not sold yet are under a strain to get it done before the end of April.
This month is going to be huge in the number of homes accepting contracts and the settled numbers will start increasing in June when you have to move in by according to the tax credit rules.
The average price of listings are up considerably indicating sellers are trying to bump it up a bit. The excellent homes might get top dollar but the majority of the homes on the market will have to drop the price. As we take our clients out looking 9 out of ten homes need updating. The rare home that is already absolutely move in with a new kitchen, baths, finished basement or family room is still moving quickly.
